Addison Island
Addison Island, MaineYour Own Private Island, down east in Pleasant Bay, South Addison. Two houses, electricity, and well water. Sold with boathouse on shore - 5 acres with 300 ft. frontage on Eastern Harbour. Facing the ocean, this 60+ acre island has two sandy beaches, open meadows, spruce, fir and birch trees, cranberries, blueberries, raspberries, clams and mussels. Waves crash against bold cliffs on the southwest side and gently rock the boat at its mooring on the protected north side where the pier and float point up the hill to the two houses. The board and batten guest house is about 1000 sq. ft. (including the sleeping loft). It has a Russian stove fireplace, a gas stove, gas refrigerator and instant hot water for the kitchen and shower. Sliding glass doors open on the large terraced deck which faces the ocean. The shingled, ten year old main house (which cannot be seen from the guest house, so your guests have a sense of privacy) is about 3000 sq. ft. The terraced front deck opens onto a large living room, and on the east, a south facing sunroom / greenhouse one step down from an enormous kitchen. The kitchen has a gas stove, gas oven, electric refrigerator, electric freezer and instant hot water. A pantry is between the kitchen and a "mud room" with sink and space for a washing machine. The stunning Italian tiled floor of the entire east side of the house terminates at a roofed north deck. On the west, the large living room leads to a dining area and the open west deck. The old brick veneer of a Russian stove fireplace, a Rumford fireplace, a wood storage area and a wood stove installation contrasts with the glossy 12-inch wide pine flooring. The master bedroom has an attached bathroom and an additional half bath is off the kitchen. Open wrought iron and Douglas fir stairs ascend to the second floor from which there is a 360° visual panorama. Invisible from both houses is the 8x16 insulated power shed. Its 45° south facing roof supports 24 solar panels which supply an 800 amp hr battery and furnish 12 v DC, 24 v DC, 110 v AC and 220 v AC. A backup 5 kW propane Onan generator is almost never used as the solar supply is sufficient. Even on foggy days, with no sun visible, the input amp meter often shows 10 amps. (Remember how you can get sunburned on a foggy day). A submersible 220 v AC pump supplies fresh water from the drilled well (which has never run dry) to a 300 gallon holding tank from which a 24 v DC pump automatically fills pressure tanks at both houses. The island is sold with a 5 acre shore lot that has 300 foot frontage and a mooring at Eastern Harbour - about 15 minutes from the island. A 20 x 50 grand fathered boathouse has one overhead garage door facing the road for auto access and a second overhead door facing the adjacent cove where the 12 foot tides provide boat access. The insulated west half of the building with fireplace and gas stove offers an overnight on those occasions you want to stay on shore.
