This private island is located 18 miles (about a forty-minute boat ride) off the southern coast of Belize and the town of Placencia. Located less that one mile from the Belize barrier reef, Monarch Caye is right in the middle of the underwater action. Many local dive and snorkel tours bring their guests here! Often times, sailboats anchor off shore for the evening due to the nearby protected anchorage. Though currently operated as a private estate rental, there are several locations on the island suitable for expansion to accommodate larger groups and specialty vacationers. There are currently four full-time staff members that reside on the island to serve the guests and take care of the property. The number of staff members is increased as needed during periods of high occupancy. Included in the sale are two boats that service the island and its guests. The large boat is 30 feet with two, 100 hp engines. The smaller boat is 19 feet with a single 85 hp engine. Both boats are in terrific operating condition and the small boat has just been given a new paint job. Vegetable and herb gardens produce some of the food used on the island. Electricity is currently provided by a 35kw diesel generator. The generator is only three years old and running well. 66 deep-cycle marine batteries and 4 new inverters provide 120-volt power to the house and the cabanas. Water is produced by a reverse osmosis desalination system with a 5000-gallon storage tank. The system was recently replaced and creates great tasting, fresh water. Staying in touch is easy with the satellite system. Both high-speed internet and all the TV channels you're used to at home are available on the island. There are two docks on the island. The main dock is located on the western side of the island and has approximately 6 feet of depth at the end. The other dock, on the eastern side, has upwards of 20 feet of depth right at the dock due to its location at the edge of the reef. The entrance through the reef surrounding the island is roughly 25 wide and 25 deep which allows ease of access by most large boats. Monarch Caye will comfortably accommodate up to eight couples in their own private rooms or Cabanas located around the island. Main House The main house features 4 bedrooms, each with its own bath. A King-sized bed and tasteful furnishing provide all the luxuries of home. There is over 3,000 square feet of living space on three floors. In addition, you can enjoy spectacular sunset views and dining experiences from over 2,000 square feet of multi-level decks. The Main Floor features a gourmet kitchen with custom mahogany cabinetry and marble countertops. The main floor is laid with imported white fossil laden stone. The formal dining room and living-room features satellite TV and stereo system, custom rattan and mahogany furniture. The numerous French windows offer spectacular views of the island and the Caribbean Sea. The romantic master suite features a king size custom built, four-poster mahogany bed and wardrobe, plus a master bath with his and her sinks, a spacious tub and shower with custom tile and mahogany cabinetry. The Ground Floor features two large bedroom suites with Monterey tiled bathrooms, an art studio/exercise room with French windows and washroom area, an office with satellite internet connections, plus a laundry/storage room. The Third Floor is currently used as an office but could be converted to another bedroom. Above it all is the roof-top sun deck offering the most spectacular 360-degree view you've ever seen. Double Cabana Along the eastern shoreline the Double Cabana comfortably holds two queen sized beds in one large room plus a private bath. This structure is near the main house. Single Cabana Right next to the Double Cabana is an additional Single Cabana featuring one bedroom and one bath. Honeymoon Cottage Located on the opposite end of the island and set in lush gardens, is a one bedroom, one bath cottage with its own private deck and white sand beach. The cottage is connected to the other buildings by a brick pathway that weaves its way through the lush gardens of the island. A new dock was recently installed near the Honeymoon Cottage. The dock is approximately 125 feet long and extends over the coral reef to the deep water, allowing for docking of larger vessels and great fishing right off the end! With the four bedrooms in the main house, two beds in the Double Cabana, one bedroom in the Single Cabana, and one bedroom in the "Honeymoon Cottage", this lush island property can easily accommodate 7-8 couples.
