White's Island, Maine

This island property consists of 143 acres of undeveloped land surrounded by the crystal clear water of Big Lake. Whites Island is unspoiled in its natural beauty with its 11,000 + feet (over 2 miles) of rock bordered shore frontage and small sand covered beaches.

This is only the second time in 91 years that this property has come up for sale.

The entire island is covered in trees with a growth of 95% hardwood to 5% softwood. Some trees are 150+ years old. The island has never been logged and some of the trees tower 80-100 feet in height. Species of trees include red oak, rock maple, maple, white birch, yellow birch, ash, beech, popular and spruce fir. A timber survey states that there is $400,000 in wood just to thin the property.

The main body of the island faces due south for exceptional summer days with a light comforting breeze and in the winter months with calmness on the windiest of winter days. There are exceptional views from every direction on this property. These views will never change due to a conservation easement bordering the shores of Big Lake. The shore of the lake is sparsely populated with a majority of homes being seasonal. Whites Island is private property within the boundaries of the conservation easement. The best way to describe the beauty is like that of a natural park.

The elevation on the island rises to about 30 feet above lake level on the east side of the island. The island also has many animal species on it, white tail deer, raccoons, red headed wooded peckers and many others.

Big Lake consists of 10,305 acres of crystal clear blue water fed by lakes, streams and brooks. Five lakes feed Big Lake. Big Lake empties into Lewey Lake, then on the St. Croix River, then on to the Atlantic Ocean. The St. Croix is one of the five major rivers in Maine.

Recreational activities are numerous in summer and winter: canoeing, motor boating, sailing, water crafts, water skiing, swimming, snowmobiling and fishing (ice fishing). The water is very warm in the summer. Although Big Lake is large in size, it is relatively shallow on average, allowing for the warm water. Fishing on Big Lake brings anglers from all over as it boasts some of the best bass fishing around. The lake has one bass fishing tournament each year. Other species of fish include white perch, pickerel, touge, brown trout and landlocked Atlantic salmon. The landlocked Atlantic salmon is a real treat to catch, whether it’s fly-fishing in the early spring or ice fishing in the winter months.

This property would make a nice corporate or family retreat.
