Absolutely the coolest lakeshore property we have offered for sale in 30 years... only 42 miles from the Hinckley exit and about 2 1/2 hours from the Twin Cities.
(Take Highway 48 East from Hinckley about 25 miles to Danbury, WI. Then left (north) on #35 for 12 miles, then right on McGraw Lake Road 3 miles then left on Big McGraw Lake Road, to red cabin on left!, about 1/2 mile)
(If you can find a better lot, connected with better island, buy it!)
Big McGraw Lake is 135 acres of unpolluted northwestern Wisconsin water. Big McGraw has excellent pan fish; bass, northern fishing and walleyes are present. The lake is great for water skiing and swimming. The lake has a stream entering on the north and exiting on the south. This is neat because there is not a road that makes a "loop" around the lake, so traffic is minimal. This is a very private lake and it is surrounded by thousands of acres of public land.
On the north end of McGraw Lake, there is a 7.24 acre island. The south 5.24 acres of this island is for sale; yes - it is surveyed. It also meets all building requirements. The small northern portion of the island is owned by some mainland owners on the north end of the lake, in order to "protect" their natural view. That portion is not buildable, adding to the true privacy of the 5.24 acres for sale.
The island has perfect southern exposure and a view of the length of Big McGraw Lake. The island has a nice hill in the middle, is totally wooded with birch, aspen, oak, red and white pines. It is gorgeous; there is no other way to put it. Big McGraw Lake is a "tinted" water lake, not polluted. The bottom in front of the island is hard sand. There is over 1,100 feet of private, pretty frontage on this island parcel. We have obtained the soil test for septic and we have identified the set back line for building and applied for a building permit. Yes this can be your dream island camp, cabin or home site hide away. Perhaps you just want a "natural" investment.
What good is an island if you have no lake access? We are including a cabin that sits on a great lake lot with 100' frontage, perfect elevation, and west facing for great sunsets. The cabin and island make the ideal combo. The cabin lot is 100' on the lake by 120' deep and even includes a roll in dock.
This cabin has recently received the following: new paint, flooring, shingles, and a sheet rocked garage. If this cabin were ever removed, the buyer could build a new home or cabin, or park an RV there. The possibilities of this super rare package are as endless as your imagination (and your pocket book!). This lot could just be your "mainland" boat docking and parking spot for accessing your island. Or you could park your RV there and have some quests stay at the cabin, while others camp on the island. How about just enjoying the cabin on the land lot and keeping the island as a natural, unique property. Well you get the picture; this is a one of a kind lakeshore offering.
What about the huge investment potential. Ten years from now, where will you find and what would you have to pay for a lake cabin and lot, plus 5 acres of virgin island, all under two and half hours from the Twin Cities of Minneapolis and St. Paul, and only an hour South of Duluth! That’s right; Lake Superior is only about 1 hour north.
Just across the road from the cabin there are 1000s and 1000s of acres of county land open to hunting and exploring. Over 60,000 acres in a 6 mile radius. There are also snowmobile and ATV trails near by. Hunt deer, bear and grouse out your back door.
