Big Island can be reached by way of a gravel causeway. This road is also used to access the island for farming. The island is presently planted in corn and the farmer is paying over $1000 yearly. The island is 35 acres in size, with an additional 3 acres on the mainland.
The island is in a flood zone, so it is unsuitable for building a home. There is access to the island from Route 79 with 271 feet of road front. With fill, the road could have a house built on it. Then one could access it by boat and have a view of the island also.
At the height of flooding, less than a foot of water covers a small part of the island. If the army engineers build another dam upstream, there's a good chance the island won't flood in the future.
At present the island comes with a bonus - recently there was a couple inches of new soil deposited on the island - the soil is known as chagrin soil. The island is mostly stone free with a mix of sand, silt and clay.
There are not many motorboats on the river; mostly canoes and kayaks. The island is ringed with large trees. The current owner recently counted 13 pheasants on the island.
The island is located in the Susquehanna River, about 2 miles south of the village of Windsor (route 81 goes through it.)
