Eco Boutique Hotel on Isla Boca Brava, Panama

The total Resort acquisition consists of approximately 11 acres of startling oceanfront beauty across 2 separate parcels on isla Boca Brava. The narrow 3 acre peninsula is flanked by water on both sides, each side featuring exquisite beaches, and also offering stunning ocean views from the bungalows on either side of the peninsula.

Adjacent to the hotel site, connected by a common-area beachfront strip, is an 8-acre parcel fronting the water on the eastern shore of one of the beaches, offering outstanding views of the island chain and the rugged coastal frontage.

The resort is located off the Pacific Coast of Panama, 35 miles from the southern border of Costa Rica, on the island of Isla Boca Brava. This island is part of an archipelago of islands in the Gulf of Chiriqui National Marine Preserve, and is accessed from the mainland via the town of Boca Chica.

The Resort with its beaches, coves, bays and cliffs, along with the interior forests, all create an interesting mix of natural features and spectacular views. Offshore, fish, humpback whales, dolphins and sea turtles are abundant, and provide an attraction for the avid diver, sportfisherman, surfer and those that just enjoy the sea.

The hotel currently consists of 2 double bungalows and 7 individual bungalows, each with a generous interior with a main bedroom, dressing room area, and spacious bathroom – as well as a thatched-roof rancho-style exterior living area including a hammock, table and seating area, for a total of 11 units. There is ample room for the addition of 5 – 10 units, though our projections allow for only 3.

Water is provided by the property’s own well, and a second well is also on the property serving as a reserve. Electricity is by solar: an inverter with 4000 Watt capacity converts the direct current to alternating at 110 volts. A silent back-up diesel generator of 700Kw provides electricity automatically in case of over-demand or shortage of sunlight.

A small island connected by a hanging bridge houses the spa and sunset deck, and an infinity edge pool set between this spa and the restaurant also provides a relaxing setting with more breathtaking views. Employee quarters are suited to house one family in a mini-apartment, plus another 6 employees divided over 2 bedrooms.

The beach on the bay features a swimming platform about 40 meters offshore, and there are kayaks and sunchairs on the white sand beach itself. The floating arrival dock has space for 6 – 8 boats, and a 10-seat 26-foot luxury taxi boat powered by a 250hp Evinrude inboard/outboard, plus a 12-foot dinghy with a 15hp outboard are included in the sale (access is by boat only). Laundry is sourced out on the mainland, and a small outbuilding with the laundry facility, additional freezers and food storage, as well as a small Kia truck – all located close by on the mainland - are also part of the acquisition.
