Boyce Island

Boyce Island is a beautiful 1.5-acre private island on Lake of the Woods, Ontario. The lake borders Minnesota at the South end and Kenora, Ontario in the north. The island is located in Miles Bay just north of Rabbit Point and about 5 miles from the town of Morson, Ontario.

This turnkey island comes complete with both a main cottage and a guest cottage. The foundations of the main cottage and guesthouse are made of lake rocks and cement and the houses are cedar sided. Each cottage has 2 bedrooms. There is a bathtub, shower, sink and toilet in the main home and a shower, sink, and toilet in the guesthouse. The cottages are insulated and have fireplaces as well as propane heaters. The main house has large screened in porches at both the back and front of the house and there is a patio off the kitchen. Both homes have satellite television systems.

The main house is serviced by a solar panel, and both houses have hot water tanks, propane gas stoves, and refrigerators. The summer kitchen in another building has 2 Kenmore washing machines, a large chest freezer, a stove and refrigerator. Water is pressure is provided via gravity from a 25 ft. tower with a 550-gallon tank.

There are 2 large workshops on the island, approximately 16 by 28 and 16 by 20. There are 2 generators on the island, one is 5000kw and one is 6500kw. There are 2 large docks and a shore station holds a 19 ft inboard outboard. In addition there are 16 and 12 ft aluminum boats, a 12 ft cedar strip boat, a paddle boat, riding lawn mower, gardening tools, and much more all of which can be included in the sale.

Wild life abounds, loons, herons, pelicans, and numerous ducks can be spotted from all sides. Eagles and ospreys are often viewed and an occasional otter, bear, moose, or deer stops nearby.
