Cunningham Island

Located in Newcastle, Maine.

This entire 145 acre island of unspoiled beauty, an environmentalist’s dream, harbours rare plants, animals, and aquatic life of significant ecological value. Drive via a scenic causeway onto this fabulous island which is protected by conservation easements and is surrounded by protected lands as well.

The “homestead” parcel consisting of 30 acres includes a grand, south facing residence with spacious and well appointed rooms, a great attached two-story barn, a large separate hay barn, sheds and shelters, a charming boat house cabin, deepwater dock and float on the navigable Marsh River, mature plantings, gardens, orchards and great river views. Approximately 10 acres are fenced pasture and meadow sweeping to the shore. A second residence may be built on the “homestead” parcel.

115 of the acres are a protected nature-lovers' paradise with walking and riding trails throughout the fir scented woodlands and along the mile of beautiful “salt marsh” river frontage.

Formerly an alpaca stud farm, everything was built to alpaca and U.S. Extension Service standards. There is good, ample livestock water, good grazing, excellent trails for llamas, alpacas or horses, water to the barn, and two hydrants to two different pastures. The island is set up so that livestock can be rotated from pasture to pasture without halters by the raceways and fence configurations using six-strand, New Zealand high tensile fencing.

A second utility kitchen is perfect for animal/husbandry or care. The heated studio has a wooden floor for use as an infirmary or back door access to a potential paddock. There are multiple electrical outlets for different needs in the barn and sheds.

The community is home to some extremely large llama and horse farms. There is also a llama and alpaca equipment supply company nearby. Delivery service is available for grain and there is a fully equipped livestock supply house in the nearest town. The area offers good veterinarian care, hay supply and most farm needs are readily met.

This property offers the utmost in privacy and seclusion. The island is a natural haven, yet only minutes away from a charming town and all services. Portland and its Jetport is just over an hour away. Boston is a mere three hour drive. This property is ideally suited to those with a love and healthy respect for the environment.
