This 6.88-acre oceanfront property is situated on beautiful Long Island, approximately 5 miles, or 15 minutes south of Sitka. Tract M is a somewhat triangular shaped lot, facing the sea towards North and South. The north side would typically be the preferred access to the lot, as there is a unique natural sheltered harbour in between Long Island and Mertz Island, providing safe mooring possibilities for all island property owners.

The larger south side is marked by three ravines, providing an interesting topography for building purposes. The lot is heavily forested with Hemlocks, Sitka spruces and other trees and brushes. The highest point on the lot, closer to the south shore, is approximately 80 feet above sea level and provides a panoramic view towards the open Pacific.

Sitka, Alaska

The city-borough of Sitka is located on Baranof and Chichagof Islands in the Pacific Ocean's Alexander Archipelago. This southeastern region of Alaska is more familiarly known as the Alaskan Panhandle, aptly named for its use as a route for steam ships during Alaska's gold rush. Sitka is Alaska's fourth largest city by population, and is accessible from the mainland by boat and by air.

Sitka is a nature-lover's paradise, offering an abundance of opportunities for the avid outdoorsperson. Popular activities range from kayaking in the Pacific Ocean to soaking in the many hot springs, to hiking through the beautiful mountain trails, to backpacking and mountain climbing. Sitka is also home to Alaska's oldest cultural and historic national park, and its collection of Native totem poles from all over Alaska.

Mount Edgecumbe, Sitka's dormant volcano, is a popular tourist destination and a relatively easy mountain to summit.

Sitka's climate is oceanic, with temperatures ranging from moderate to cool.
