Middle Sedge Island

Middle Sedge Island in Barnegat Bay N.J. is located about 1.5 hours by car or 20 minutes by helicopter from downtown Manhattan. Although it sits in the middle of a highly populated beach community, Middle Sedge Island offers complete peace and seclusion from its next door neighbours who are at least a quarter mile away. The property includes 14.4 acres of a 25 acre island.

The main access to the island is by boat from a conveniently located lot on the main barrier island. Two Parker launches are included to provide easy transportation. Convenient piers facilitate your trip to and from the island retreat. Secondary access is by helicopter to the island's own licensed helicopter pad. The main house comes completely furnished with all the amenities and features spectacular views of the entire bay.

The feeling one has when on its main deck is not unlike that one would experience on a cruise ship. The house features full utilities including electric, gas, water, sewage phone and cable lines which are connected to the main barrier island through buried mains. The house even has its own emergency generator. The main house has two completely separated docks including one with its own boat lift. The North dock has deep water capability being able to handle up to 50 ft vessels.

The living quarters, encompassing 6,000 sq ft., are divided into two sections; the main house and the guest house. In the main house are 4 bedrooms, each with their own bathroom and balcony, each offering views of the bay. The master bedroom is on the third floor and offers a view that has to be seen to be believed. Its attached bathroom features a whirlpool bath. On the bottom floor is an expansive den complete with pool table and cherry wood floors. A full sized swimming pool can be accessed from the den. The second floor has a completely equipped kitchen, dining room, living room and enclosed porch. Dinner can be enjoyed on the second floor outside deck.

The guest house offers completely independent living quarters with a kitchenette and living room on the second floor. The luxurious bedroom is located on the 3rd floor. Just outside the guesthouse is a regulation bocci ball court where one can entertain guests. The east side of the house includes a small protected beach area for children to play in. The entire housing structure is ringed by an illuminated boardwalk where one can enjoy cool evening breezes. Servicing the house is made easy by a motorized barge that can be used to ferry heavy items to and from the house.
