Eagle Island, Michigan

This pristine wooded 6.8 acre island is the best of its kind with year around vehicular access on a large clear four-season recreational lake 5 minutes from downtown Iron Mountain in Michigan's Upper Peninsula. The entire property is over 7 acres and has over 3700 feet of lake frontage including the island, causeway and mainland. There is a scenic walking path along the island shoreline that is nearly a ½ mile long. There is always a great variety of wildlife, including bald eagles, and vegetation, including wild Lady Slippers, that can be viewed from the path.

Development Options: Whether you just want a cozy private site for a special single family home or you want to add a couple guest cabins or create a residential community of up to 9 dwelling units, zoning approvals are already in place.

• Multiple Home Sites: How about a corporate retreat or extended family/friends community for up to 6 residential buildings/9 dwelling units? We have zoning approval for 3 single-family home sites and 3 two-family buildings in a condo development. Most of the design/engineering and legal work is complete or the planning work in-place will provide you with a great start to incorporate your own vision.

• Setback Relief: Zoning approval has been granted for lake front setback relief on all of the 6 most likely building sites…60’ on 2 sites, 50’ or 3 sites and 36’ on the last site (the normal setback is 75’)

• Keep your options open: Build your personal dream home and if your goals or needs change in the future, you can sell or develop other home sites.

Great Community: Iron Mountain offers a great standard of living with a relaxed friendly small town “live and let live” atmosphere.

• Low Property Taxes: Breitung Township offers one of the lowest property tax rates in the region.

• Close to town: Most island properties are in very remote secluded areas and you have to plan most of your day to acquire the basic essentials. This property is only minutes from the conveniences of town including many nice restaurants and night spots.

• Great Healthcare: Dickinson County Health Care System has built a strong reputation for providing the broadest possible range of quality affordable health care services to the community.

• Excellent Schools: All of the well respected local schools and Bay College, with new facilities and growing programs, provide a great educational foundation for career development and life long learning.

• Friendly citizens: The community residents are friendly, honest and possess a great work ethic.

Local Attractions:

• Timberstone Golf Course: One of only a select few courses in the country, Timberstone Golf Course has been recognized by Golf Digest as a Five Star rated course. Many of the courses on the list are famous PGA tour sites, but Timberstone is a quiet gem carved thru the hilly wooded rustic north woods. The course is very fair to golfers of all abilities. It is affordable and readily available almost any day of the season. This is easily one of the best golf values in the country and it is about a 5 minute drive from the island.

• Giant Pine Mountain Ski Jump: In the opinion of competitors, this may be the most respected ski jumping facility in North America. It has hosted World Cup events, an annual popular spectator event that features top quality international competition and has been the site of the North American distance record numerous times throughout its long and storied history. The current hill record is nearly 500 feet. You will want to attend the annual tourney and two day “yooper-style tail gate party” with your guests every year.

• Local History: Michigan’s Upper Peninsula timber industry supplied materials that built Chicago and other major Midwest cities. Ore from local mines fueled the industrial age. Henry Ford vacationed here with his industrialist friends Kingsford, Firestone and Edison. In addition to contributions to early auto manufacturing such as the Ford “Woody”, the local Ford plant manufactured more World War II military gliders than anywhere else in the world. The local Menominee Range Historical Foundation is now restoring one of the gliders to display with an impressive collection that includes the National Historic Resister Cornish Pumping Engine.

• Izzo and Mariucci: Iron Mountain is the home town of NCAA Basketball Championship Coach of the Michigan State Spartans, Tom Izzo and former NFL coach and now NFL Network analyst, Steve Mariucci.

Island with Full Access: You won’t have to do without any of the mainland conveniences on this island. Don’t sacrifice or pay premium operating expenses to enjoy all the conveniences needed for a carefree life style.

• Vehicular Access: Reliable all season vehicular access is provided. Even heavy construction equipment can access the building sites to provide added construction efficiency, speed and reduced cost. Come and go as you please or shut a gate for “true island style” privacy and security.

• All Utilities: An existing reliable deep rock well can serve the entire island. Soils are favorable for trouble free on-site septic systems. The first septic system was designed for an 8 bedroom home and is operational, others are currently being reviewed. The current owner has been working closely with local health department and state DEQ officials to assure successful development. The island is currently served by reliable electrical power, cable TV, high-speed internet and phone service. Natural gas is available at the county road and can be extended into all building sites.

• Easy Access by air or car: This location offers convenient car or air access from Midwest metro areas. Commercial or private air service is provided to the local airport that is only minutes away. (3.5 hour drive from Milwaukee and 5 hour drive from Chicago) Northwest Airlines partner carrier operates several flights a day thru Detroit and Minneapolis.

Four Season Natural Paradise: Everyone should have a north woods retreat to enjoy when the rest of the country becomes too hot or crowded.

• Summer: Enjoy summer weather that won’t force you into your air conditioned home. You can usually find a refreshing breeze and shade tree on the shore if the sun gets too intense on the lake. Keep your windows open so you can listen to the waves meet the shore and loons call. Summer water temperature has been measured at 82 degrees and is perfect for swimming.

• Fall: The best fall color is all around this island and the pleasant fall weather draws you outdoors.

• Winter: It almost always snows on Christmas Eve. Iron Mountain gets enough snow to support all winter activities, but not some of the extreme conditions of the lake effect snow areas to the near north. When you want to stay inside, viewing out upon a scenic snowy landscape from a cozy fireside sanctuary will provide a great appreciation of your fine home.

• Spring: Watch the ice leave the lake and the wild life and vegetation come back the life.

Four Season Outdoor Fun: Variety is the spice of life and there is always plenty to do throughout the year.

• Summer: Lake Antoine is a large enough to support all water sports without restriction or overcrowding. Great golf is easily accessible at a great value. Trails for hiking, biking or ATV excursion are only minutes away. There is excellent fishing on the lake or on the many other local lakes, rivers and streams. Great Lakes Michigan and Superior are only an hour to hour and a half drive away from the island.

• Fall: Football season comes alive with the NFL’s Green Bay Packers and Historic Lambeau Field less than a two hour drive away. You will enjoy great small game and deer hunting. Golf usually continues through mid October.

• Winter: Ice fishing is very popular on Lake Antoine. Public snowmobile trails that lead to the entire Upper Peninsula of Michigan, northern Wisconsin and beyond are accessible from the lake. There are several downhill ski and snowboard hills minutes away and visits to most of the best Midwest ski hills are easy day trips. Quality cross country skiing trails are minutes away or cut your own trail from your lakeside patio door.

• Spring: Spring fishing including trout season gets people back outdoors. Some enjoy tapping trees to make maple syrup or hunting some morel mushrooms. Golf usually starts up in May.

Island History: Private ownership of the island dates back over 100 years.

• Theodore Roosevelt: A 1905 entry on the Abstract of Title refers to an April 5th, 1872 Act of Congress that required President Theodore Roosevelt’s signature. The action was entitled “An Act for the relief of Thomas B. Valentine”.

• Shady Island Resort: The island was the site of a vacation resort about 100 years ago. An early photo shows a steam ferry towing a passenger barge full of Shady Island Resort visitors. The resort was reportedly destroyed by fire in the 20s or 30s.

• Connection to the mainland: The causeway was constructed in 1949 by Dominic Bugny. The Bugny family owned the island for over fifty years until purchased by the current owners in 2004.

Professional Assistance: The seller is a licensed real estate sales agent and experienced local architect.

• Free Pre-design Service: Free, no obligation, architectural feasibility study service is available to qualified buyers.

• Professional Design/Build Services: The seller can provide high quality architectural design and design-build service. Take advantage of the seller’s knowledge of the island and reputation for quality professional service.

Recent events have contributed to the island being offered as a whole. This offer may not be available for long.

This is a "must see, one of a kind special property" that has all the extras for a buyer that is looking for the best in an upper Midwest island property!
