East Part Island, Florida

Create your private tropical oasis off the coast in Southwest Florida's East Part Island. It is just two miles offshore from Pineland Marina on Pine Island, Florida. It's approximately 20 miles west of Ft. Myers and the Southwest Florida International Airport. And only 125 to 145 miles from Miami, Tampa, Orlando, Palm Beach and Ft. Lauderdale via Interstate I75.

This 110 +/- acre tropical island has some well known neighbors like the nearby prestigious islands of Useppa, Captiva and Boca Grande. Also, Cayo Costa island which is a State owned park, Cabbage Key (where Jimmy Buffet's wrote "Cheeseburger in Paradise"), and Upper Captiva Island are interesting adventure destinations. All are just a short boat ride away in our wonderful waterway neighborhood.

East Part Island has approximately 3 to 5 acres of upland, surrounded by the pristine waters of Pine Island Sound and the Intracoastal Waterway. The Gulf of Mexico is just two miles away which can be seen through Captiva Pass. The island is covered with native vegetation and Australian Pines, Ficus Trees, Cabbage Palms, Coconut trees and more. There is a fresh water artisan spring well already on site. There is a cement block constructed house on the island that is no longer habitable. Building on an island is not difficult when hiring someone like Dan Davenport, an experienced island builder, who will build to suit off the grid solar and propane generator homes.

THE NEW DOCKS ARE IN AND ARE BEAUTIFUL. Access to the island is done best with shallow draft boat at any tide. Otherwise there is 4 feet or more at each dock at low tide. We were there with a 26 ft T-Craft and drove up to the new 85 ft. dock with a 40 ft. tee at low tide. The other dock is in Water Turkey Bayou. See photos. There is good water at both of the docks.

Owner has a 1.1 Acre lot with use of dock on nearby State Park Island Cayo Costa. Eight miles of sandy white beach at your disposal can be included with purchase of East Part Island. Take the kids to the beach while you go fishing.

Zoning is agriculture/residential with Lee County. Per our land use attorney the county allows for one house per 20 acres including the wetlands. There are several great sites for homes. This could be a great Bed & Breakfast opportunity which would be allowed under residential use zoning. Some suggestions would be to build one or two large homes and two or three cottages which could be developed as a tropical nature resort, a Bed & Breakfast or a fish camp. Or create a design for green living which would fit wonderfully for the island, given that this island is in an environmentally sensitive area and will need to have low impact septic systems and will need to generate its own power.
