My plan for an island "COUNTRY" that can work

I have been asked about the chosen people on the island to have them pay even more money toward the infrastructure of the island. That would be great, but I believe there is a certain number of people that will be able to support the island and make it work, but just because these are the people of like mindedness and possibly with more money than most, I feel the island should support itself and not remove any more money from the residents than is necessary. As time passes, before this society can be established, the individual start up family fee may have to increase to meet the rising costs of building and setting up the infrastructure.

Now if the people of the island vote to raise extra money for various projects to go toward improvement for all, then everyone should contribute to the project in order to participate in the final results. For example: to get more medical equipment in the infirmary for the betterment of the community. That can get expensive and everyone can benefit from using this equipment. I do not believe in posing a tax on everyone in order to get the extras.

REMEMBER: Keep "government" very small. Any government big enough to give you everything you want, is big enough to take away everything you have!!

There are many countries in the world today who have agreements with other countries to allow income taxation over $80,000. I would not allow any contracts/agreements of any sort that would infringe upon the rights of the people of our island! In other words, if you were doing business and making money while living on the island, you would not be subject to paying income taxes to any country or entity anywhere in the world!! I have never figured out why the money I earn should be taxed by the government...and then the laws say you must pay or go to jail. What kind of FREE ENTERPRISE is that!!??? Just tax the goods and services to keep the infrastructure viable and growing...a consumption tax. If you buy it or use you should pay for that use or privilege....but if you earn it, there should never be a tax on Free Enterprise...

Hello all- I'm a new user here and you guys have a super web site and forum here. There is some very interesting reading for those who are share interest in Islands.

Island Market Bottoming or Double Dip Coming?

I'm curious to see what some of you think about the current market and where we are heading. I am an island real estate broker in Florida and here is what I see:

1) Prices have come down so far that buyer demand has really picked up substantially. I am on track to having one of my best years ever - maybe better than the boom years 5 years ago. As much as I would like to believe that people are just finally discovering my beautiful unknown gem of an island, buying pressure on the mainland here is impressive. All my real estate agent friends there are reporting 8-10 bidders on each of the best deals. My market may be tightening up on prices, too. Now that many of the best properties have sold, it is getting really hard to find comparable replacements for the buyers who were too slow (a sign prices are starting to turn upward?). My agent friends on the mainland are currently seeing the same in various market segments.

2) On the flip side, I deal with lots of different banks with my short sale listings. Many of these banks have seen short sale submissions triple in just the last few months... meaning we could have another huge wave of foreclosures coming by next year.

Will this coming increase in foreclosure supply cause a double dip in the market or will the very strong buyer demand soak up that supply?
