Hello all- I'm a new user here and you guys have a super web site and forum here. There is some very interesting reading for those who are share interest in Islands.

I just wanted to let everyone know I have a beautiful Island with a new home located at Smith Mountain Lake, VA about 30 miles from Roanoke. I just completed the house last year but have to make a move for personal family reasons so I have to sell the Island and home.

Island Market Bottoming or Double Dip Coming?

I'm curious to see what some of you think about the current market and where we are heading. I am an island real estate broker in Florida and here is what I see:

1) Prices have come down so far that buyer demand has really picked up substantially. I am on track to having one of my best years ever - maybe better than the boom years 5 years ago. As much as I would like to believe that people are just finally discovering my beautiful unknown gem of an island, buying pressure on the mainland here is impressive. All my real estate agent friends there are reporting 8-10 bidders on each of the best deals. My market may be tightening up on prices, too. Now that many of the best properties have sold, it is getting really hard to find comparable replacements for the buyers who were too slow (a sign prices are starting to turn upward?). My agent friends on the mainland are currently seeing the same in various market segments.

2) On the flip side, I deal with lots of different banks with my short sale listings. Many of these banks have seen short sale submissions triple in just the last few months... meaning we could have another huge wave of foreclosures coming by next year.

Will this coming increase in foreclosure supply cause a double dip in the market or will the very strong buyer demand soak up that supply?

Would you ever get married on a private island?

Islandowner,

I think that the best defence is knowing your neighbors and having them look out for you. I've got 4 different families checking on my place from week to week and emailing me updates. The one thing that I do worry about are some kids coming out and vandlizing the place. My day/night camera is the first bit of insurance. At least I'll have the people on film and can follow up with the police.

One thing that I'm investigating is a web cam that has a motion detector and automaticaly starts recording. I purchased one for my business to see how it works. I can pan and zoom the camera from my home or remote computer. Next step is to see what I might be able to do with limited bandwidth on the island. I.e. do I just record video and hope that the computer is still there when I get back or do I setup some kind of cell model or satellite internet so that I can keep closer tabs on the island.

Seems to me like a lot of people on this forum are dreaming of autonomy from the governing powers that rule them, without thinking through how this could impact their way of life, and the situations that present themselves on the island.

With that in mind, it's fair to say owning your own island seems like a great way to be independent, while still being part of the mainland. Stimulate economy, pay your taxes, and only invite people on your island who you'd like to palaver with. Sounds quite pleasant, really.

Working within the system is always the best way to get things done, and thankfully this website and others like it have been helping people realize their dreams for a long time now.
