Last week Charlotte County agreed to buy a 34 acre island called Thornton Key for $5.7M

This may be the first time the government paid full market value for an island. Usually when the government buys islands, they only want to pay a fraction of what it is worth.

The price is $167,647 an acre. Thornton island is located next to Don Pedro State Park on Palm Island near Englewood, Florida.

The owners received the high price because it was entitled to have 30 home sites.

It is good to have the government buy islands to preserve them if they pay the owners a fair price.

This new comparable sale affects the Florida market and supports higher prices for entitled islands.
Thornton Key to become county property

By LILIANE PARBOT-JOHNSON

lparbotjohnson@breezenewspapers.com

The Charlotte County Board of County Commissioners Tuesday voted

unanimously to buy Thornton Key for $5.7 million for the purpose of preserving the island for wildlife and public use.

The board also voted 4-1 to buy a Deep Creek property in Mid-County, but a negative vote went to land on Bermont Loop.

By far, the largest purchase was the Ryals Ranch in East County for $27.370 million.

The commissioners were facing the decision to purchase — or not — the four parcels of land to preserve them for wildlife and public use, and prevent development.

Five West Charlotte County residents were there in support of the Thornton Key purchase.

The board's decision did not come immediately after the public hearing, but later in the afternoon. As the Thornton Key supporters were leaving the courthouse after public input, they were asked the reasons behind their support for county purchase.

Among them was Attorney Bill Jonassen, representing the owner, Gar Beckstead.

“We are for selling the property to the county to have it returned in public trust,” he said.

Asked why the owner decided not to develop it, Jonassen replied: “He lives across Rum Cove, and he likes to have it preserved.”

Both Dan Kett and Don Milroy, who also addressed the Commission, said they were not involved in the money side of the property, but only came to see the land preserved in its natural state.

“I am a resident of Don Pedro Island, and I just want to see it preserved as a wildlife preserve,” said Kett, who is chairman of Lemon Bay Conservancy & Acquisition Committee.

Milroy is president of the Palm Island Homeowners Association. He said the island property is the largest available in the state of Florida for conservation.

Such land purchase for the purpose of conservation and public use was approved by Charlotte County voters in November 2006 when the “Environmental Lands Referendum” was passed. This gave the county the authorization to collect $44 million earmarked to buy land for both preservation and public use.

Passing of the referendum was followed by a year of investigating the value of several areas to serve this specific purpose and select the most desirable properties. Thornton Key, a 34-acre barrier island in West Charlotte County, met all the criteria. The county commission then approved conducting negotiations and possible purchases were explored. Next, the selected parcels were approved by the County Commission for further exploration of possible purchases.

The Gasparilla Island Conservation & Improvement Association Inc. (GICIA) has strongly supported the county's purchase of Thornton Key. GICIA's Executive Director Misty Nabers Nichols had enumerated earlier several reasons for preserving this waterfront property:

• It meets all of the required criteria and promises of the Environmentally Sensitive Land Program.

• It is the only significant property on the list of those located in West County.

• Only property to be immediately available to the public for environmental and recreational purposes.

• If not protected through county acquisition, development will start because it is already platted and approved for 30 lots.

• It is the largest piece of barrier island property available for public ownership in Charlotte and surrounding counties.

“It is unique in that it includes an expansive mangrove forest along Lemon Bay, an equally unique tidal flat, and approximately 15 acres of untouched upland island forest,” Nichols said.

Following negotiations for the purchase, the Commission's Oversight Committee had unanimously approved and recommended the acquisition of Thornton Key, according to Nichols.

Tuesday, the Charlotte County Board of County Commissioners gave its unanimous approval to preserve the island property for residents and visitors to enjoy, and for the wildlife already having their habitat on Thornton Key.

I disagree. With current laws, it may be possible to make some sort of agreement with the [USA]. I'm sure it could be done. It's just a matter of a good lawyer.

I am in the process of syndicating ownership of an island development. It would be more in line with an L.L.C. allowing your shares in the island to be sold letting the other partners to have first right of refusal. The L.L.C would pay the expenses and split them up with the owners based on the percentage of ownership. If you have a better way of syndicated ownership let me know.

I'm at just about $1000/yr for 3 acres in Ontario. A lot cheaper than my home! the funny thing about taxes on an island is that you get no value from them. No fire department, no roads, no water, no sewer system. You're pretty much on your own to set everything up on your own dime. I do use the trash dump from time to time and I saw a police boat on the lake once in the last 2 years but that's about it.
I have been looking for an Island but I want a unincorporated Island, not something that would be gov by a Country. Its a dream of mine to develop an Island using other then fuel based source and use it as an all green vacation hot spot.
Hello i am a lost fan and was wondering how many of you island owners or future island owners watch it. the idea of having an island that is not olny not on any maps but also is out of the norman passing of time would be so much fun. just seeing how the people stranded on the island survive off there suroundings and become acostume to the life they make on the island is interesting and then there are the plots that are constantly unfolding and conecting people together makes it a great show that keeps you guessing what will happen next. i was hooked from the first couple epasodes i watched but if you are interested in it you definitly have to start from the begining were the survivers of an oceanic flight are stranded on an island and forced to "live together or die alone".

                                      Hey guys!
I was thinking about buying an island but was in Harrods yesterday and they are selling the Palazzo Versace apartments in Dubai. They look pretty amazing. I'm buying for investment so I think the Versace property will make better returns and quicker. Any thoughts?

By the way, if anyone goes to Harrods to see what the Versace stuff is all about, ask to speak to the girl. The asian girl, I think her name is sofina. She is hot!
