Also I have a pretty specific design in mind. I want a beach, then a ring of palm trees encircling my island, then my track. Going inside, it's all grass, making space directly in the center for my mansion, pool, helipad, and tennis court. Continuing my dramatic streak, the entrance to the haven would likely be in the basement, covered by a conveniently placed rug. The garden is pretty much bushes, making space for the odd bench. I would need a place to set all the generators and all that. If I could find an island with a beach, totally flat except for one elevated place, in a nice location, I'd buy it.
