Germany has no restrictions on foreign ownership. All you need is a valid passport and the purchase price to buy real estate in Germany. However, owning real estate in Germany does not include the right to emigrate to the country. You will need a lawyer or notary to complete the purchase of real estate in Germany. The notary ensures that no liabilities exist against the property. The notary also registers the new title deeds with the local land registry so that the title may be transferred to the new owner. The buyer may choose his or her own notary to complete the sale. A notary must be used for the conveyance of all real estate contracts. It's important for the buyer to employ a notary who speaks English if the buyer does not speak German. The buyer should translate the purchase contract in order to review it carefully. At the signing ceremony, the contract will be read in German and its imperative that all parties fully understand its content.
