Situated in the picturesque Adelaide River, the 25-acre freehold Goat Island Lodge is a fully-functioning tourist destination and a spectacular investment opportunity. Extensive development has taken place in the last 5 years, and current facilities include; a small licensed bar and bistro, 3 rooms with ensuite bathrooms (sleeping 4 people each), an a staff room. A large raised deck beneath huge shade trees overlook the river from the front and back of the lodge, and a comfortable 2-bedroom residence for the managers atop the bar and bistro offers beautiful water views from its large panoramic windows.

To travel to Goat Island is an approximately 1-hour drive from the regional capital of Darwin to the closest boat ramp on the Arhhem Highway, then a scenic boat ride down the Adelaide River for 22 km until you reach the lodge (travel time from Darwin totals approx. 2 hours). The Adelaide is a large tidal river famous for its jumping crocodiles and good barramundi fishing, and total wilderness surrounds Goat Island and adds a very authentic feel to the lodge. However, even in the Australian wilds many amenities are still available, including; telephone, TV, broadband satellite and internet. Power is obtained from the island’s own generator, and an approved waste water treatment plant is fully operational. Included in the island’s sale are relevant equipment including; a 4.8m[15'] boat with 70 Hp. 4 stroke motor, 5x8M.[15x25']barge with 8+ tons capacity, and a Bobcat with 4-in-1 bucket.

Surrounded by a walking track, the island also has a helicopter pad to allow easy air access, and the property is accessible via a raised walkway leading right to the lodge’s door. Approximately an acre of mainland is leased from the government to allow storage and a boat ramp, and another floating pontoon is on permanent sublease to the award-winning tour operators who show travelers the magic of the Adelaide River. The Goat Island Lodge bar and bistro is the last stop on these popular tours (bringing 100/150 people per week May-September). Tourists love the unique thrill of watching the feeding of Casey, the lodge’s resident crocodile, from the safety of the island’s raised deck, and in addition to a wilderness experience the business would be very well suited to incorporating game fishing or partnering with other tourism operations.

The owner is interested in either a 50-50 joint venture, to allow for extended development into a second phase that includes a raised restaurant, individual bungalows, and an expanded power supply, or a full purchase of the lodge at AUS $1.3K.
