The sheer exclusivity of this island makes it very highly desirable for luxury homes. Out of 52 islands in the Koh Chang archipelago, only 3 have land titles, and this is the only one that will be for sale in this century.

The island is 4.2 rai documented, with a further 2 rai available from the land office (at notional administrative cost), so total development land is 6.2 rai. In English, that is 9920 square metres, or 2.45 acres total development land.

The remaining 9.8 acres is national park land, and the purchaser of the island is considered caretaker. On the national park land, no permanent structures can be built, but it can be landscaped, made into gardens, park, sala areas etc. The island is 1000 metres (.62 miles) from Koh Chang island's Kai Bae Beach, one of the most charming beaches on Koh Chang, Thailand's second largest island.

Electricity can be brought to the island quite cheaply from the mainland, or a self-sufficient generator and backup can be installed. If the customer is building a condo, solar electricity may be installed as an alternative. For water supply, we recommend the newest technology from Australia: solar powered desalination. This would cost 5 million baht (£83,000 at today's exchange rate) to meet twice the fresh water requirement for 48 condos.

Some ground work was done and verbal planning permission was granted to build 48 large luxury condos. We would make the plans available if your client is interested in going this route, however we feel that villas would be a better profit model, and much easier to build, time saving, and simpler in terms of infrastructure.

As the island is under offer, the first investor who places a 1 million baht (£16,700) holding deposit gets the island. The land deeds have already been checked and are in order, but as a comfort to the investor, this deposit will be fully refundable in the event of any irregularities concerning the deeds.
