Koh Tao, ThailandKoh Tao is completely undeveloped and uninhabited, sitting off the coast of Kapoe. The island is about a 3 hour drive north of Phuket island. There is a marine national park to the north nearby. This area has been designated a tourism development area by the government and they are putting in the infrastructure now, including a new international airport at Ranong (about a 20 minute drive north), new roads, and so on. This area is set to boom over the next 5 years. The island has a small hill running down the centre, with a beautiful white sand beach on one side, and rocky coastline with mangrove swamps surrounding 2 thirds of the island. The total area of the whole island is around 70 Rai (approx 35 acres) including the hill. The area zoned for development is about 29 rai, complete with Chanote (NorSor3) land title. The buyer would, in effect, be buying the entire island, as no one else can get access to the land. The buyer would be able to extend the Chanote to cover the entire island. From past experience, the current owner estimates it will take 6 to 12 months to complete the process. The island is covered in coconut trees, shrubs, and mangrove. The soil is mostly sandy, or loam. The area up the hill behind the beach is ideal to site a resort, or a select number of private residences. There is ample water under the island, and a well has already been dug that provides plenty of water year-round to supply a resort of up to 20 or 30 bungalows. The owner is also offering a further 10 rai on the adjacent large island to give access to a freshwater stream there. The island was untouched by the December 2004 tsunami, as it was sheltered by the large island at the mouth of the bay. |
