Lime Cay is situated in the the Pearl Cays about 3 miles off mainland Nicaragua. The island is 9.5 acres in size and is surrounded by white sandy beaches. The northern most part of the island has a mangrove forest and the rest of the island is covered in coconut palms and many other types of vegetation.

There is a freshwater well on the island which provides plenty of water throughout the year. The island is protected from high seas by surrounding reefs and outlying islands. The island has already been developed to a high standard and is now ready to be taken over as either a private home, or to be run as a guesthouse/rental business. There is a 4 bedroom house on the island which has been built to a high standard and includes a swimming pool and a 30 metre long pier. All fixtures and fitting are included in the sale, as is a high speed 28ft panga with a 200hp outboard motor which will get you to the island in about 1hr 20mins (depending on the weather. Two caretakers currently live permanently on the island and keep the Cay clean and maintain the house, so the place remains in good condition.

Currently a boat driver and cook also work on the island. In addition to the main house, there is a caretaker's house and staff quarters to accommodate workers. The main house is fully furnished and is a turnkey property. Four double bedrooms with ensuite bathrooms are stylishly but comfortably appointed. Showers in all of the bedrooms have hot water from a solar hot water system on the roof. There is also hot water in the kitchen, which is fully fitted and has many gadgets including a gas powered freezer, a washing machine, a breadmaker and an icemaker, apart from the standard cooker and refrigerator.

There is an indoor living room/dining room and a outdoor living area and patio which leads to the swimming pool. A 15,000Kw generator provides power on the island and is backed up by a 6,500Kw generator for emergencies or when less power is needed. A large septic tank has been dug which should be viable for at least the next 10 years, and apart from the well there are also rainwater storage tanks which store up to 10,000 gallons of water. All water can be filtered via the kitchen filtration system, although it is not always necessary. The rainwater is safe to drink without filtration. Two inflatable kayaks and a variety of snorkelling gear to fit all sizes is included in the sale.
