Mosher's Island is approx. 600 acres in size with only a handful of property owners on the Island each owning large acreages. I own 106 acres spanning across the island from north to south, offering approx. 1566' of ocean frontage on the north side and 2821' of ocean frontage on the south side.

On the north side, in the protected waters of Mosher's Harbour, with the open ocean to the east, I have subdivided 15 acres offering six spectacular acreages ranging from 2.23 acres to 4.41 acres, with 207' to 270' of ocean frontage on pebble and sand beaches. Prices for the parcels range from CAD $160K to CAD $250K.

I am working with the Canadian Land Conservation Agency to protect the center portion of the island, approx. 40 acres, which will allow property owners to have the privacy and exclusivity of island living and enjoy the natural beauty and history the island has to offer.

Power and telephone service is available for your acreage. Fresh water is available, a well would have to be dug. Your acreage has been surveyed and has been perc tested for septic, though environmental toilets are popular on the islands. Your oceanfront shoreline offers deep water anchorage and easy shore access. There is a Coast guard maintained Helicopter landing pad on Mosher's Island.

Three public launch access points and parking on the mainland provide 5 minute easy access to the island. Minutes to Crescent Beach, Rissers Beach and 1/2 hour boat ride to Lunenburg, a World Heritage UNESCO site. Garbage and recycling are available at the boat launch on the mainland. Your piece of paradise is 1.5 hours to Halifax and the International Airport.
