Treasure Island, Indiana

Now offered at a reduced price, Treasure Island is comes with all the accoutrements for fun on the water--including fifty feet of pier structures, a powerful deck boat for water skiing, two electric lifts for elevating boats from the water, numerous water toys, and four kayaks for exploring Rain Creek at the head of the lake (Indiana Jones would feel right at home here). The island is beautifully lit for enjoying the warm Midwestern summer nights.

The steady breeze and distance from shore make mosquitoes a rare nuisance. The seawall surrounding the habited part of the island makes a broad perimeter walk, punctuated by period lanterns. The internal walkways are lined with pin lights so you may retain your night vision to enjoy the wildlife and fireflies. You can fish at midnight off the 12' x 12' swim deck which floats off the point (where once there was a wedding for eighty guests). Alice's deck, through the gate in the back fence, is a raised platform for viewing the "wild" half of the island.

Protected and recognized as a wetlands area by the state of Indiana, you can view ducks, Canada geese, beaver, raccoons, possums, muskrats, squirrels, heron, catbirds, cardinals, robins, kingfishers, bittern, mute swan, and once--a sand hill crane came calling. The perfect blend of nature and water fun--you really need to become the next master of Treasure Island.

Incredible, 1 1/4 acre island on Lake Manitou This is the third largest natural lake in Indiana, and offers a wonderful setting for water sports, fishing (bass, pike), and enjoying nature. Turn of the century cottage restored in 1985. Absolutely gorgeous traditional lake cottage with redwood siding painted antique blue.

Presently configured at one bedroom, 2 baths. Room for bedrooms in the basement, which has a full bath. Also, Alice's deck has been built to code specification to accommodate a guest cottage on top--if you wish. All electric home (200 amp)-with farm stone fireplace in L.R Traditional knotty pine paneling and wonderful wood joinery and stone fireplace are features of the main room. Perimeter rooms enjoy the incredible lake views.

Broadband available from shore. Rochester Telephone Company offers super fast fiber optic broadband for an installation fee. Presently running copper with HD television by antenna. Eighteen Feet of Shore Frontage for Cars--Cadillac included. The shore side features its own huge pier structure and boat ramp as well. This is where mail is delivered (1 Treasure Island, Rochester, Indiana 46975).

State of the art septic, with capacity for two homes. Alice's deck has been engineered to take another home--the foundation is in place and to code--but the top is decked. We like to have a "guest free" island ourselves. Concrete seawall on the North shore, 1 Cubic yard concrete/yard. Massive seawall to keep the island whole. Back, southern half of island is wild at the request of the state--but that side is sheltered and not in danger of erosion.

Full alarm system for burglary, fire, heat failure, and sump. Because this is a very small town with a very low crime rate--we keep the alarm for fire and to notify us in California if the heater or sump should fail in the winter. Concrete boat ramps in place at island and shore side. Great for launching kayaks and canoes. Also used to bring piers in for the winter.

Front pier structure of approx 50', Back pier and shore as well. These are very heavy aluminum structures toped by ply with carpeting. They stay put--but take a crew of four to install and remove. Back work pier with work boat and 10 hp outboard. Very close to the kitchen door--this is for provisioning the island and removing garbage for shore side pickup. Pier is light aluminum that one person can install.

Full irrigation system for approx. 3/4 acre of manicured lawn. This includes five garden areas (4 vegetable and 1 ornamental) plus drip system for numerous planters off the kitchen deck. Irrigation is with lake water. Full air compressor setup in basement. Great for water toys and lake inner tubes--but installed to blow out the irrigation lines with compressed air when closing for the winter.

Sophisticated water treatment system. 100' foot well to rust filter and soft water system for conditioning, plus special filter unit in kitchen to further process drinking water. Gray water dry well too. Two electric lifts for the front piers. Also two manual lifts. Electric lifts will accommodate up to 24' pontoon and 20' ski boat. Manual lifts for work boat both off back pier and shore side.

20' Harris Deck Boat with Merc I/O Can pull four water skiers--very fast. Swim Deck, approx 10' x 10' Off the island point, floats on the water, connected by ramp to the island. Used more for fishing than swimming. Perimeter pin lights lure fish at night.

Lighting, lighting, lighting. Pin lights line all island walkways--competition for the fire flies. Also lanterns at twenty foot intervals on the sea wall. By tradition these stay lit year round; a promise of summers to come, and a navigation aid to those on the lake at night. Hard won exemption from the flood zone map. It took surveys and tons of paperwork, but they finally got it that the island is a knoll and the home sits at the top. The Indians called the island "round top."

Decks, decks, decks Two levels of decks off the home for grand entertaining. Hot tub in place. Indirect lighting. Very large deck on point off the swim deck--can accommodate 100 for a wedding. Alice's deck on the wild side of the island is approx. 20'x20' and can take a home. Ocean kayaks Two very fast and light--another two very sturdy. The perfect way to explore the wetlands and Rain Creek. Nothing like having a beaver slap the water right behind you to get your attention. We saw the Sandhill Crane and Mute Swans by kayak.

Furnished Basic furniture can go with the home--antiques to be negotiated on top of the ask. Privacy but not Isolation Easy access to both wilderness and fun on the lake. You can by turns ski, swim, fish, or explore the natural world. Enough smiling faces to do Norman Rockwell proud.

Great Midwestern Location Fly in to Indianapolis or Chicago. Even better for the private pilot with Fulton County airport practically at shore side. Approx. 65 miles from Notre Dame and 65 miles from Purdue. Central heat and air conditioning. Super efficient air filtration. Also two ceiling fans for even distribution.

Two refrigerators, washer and dryer included. Also a little refrigerator behind the bar, dehumidifier, flat screen television (Hi Def). All equipment necessary for lawn and garden care included. Even if you have gardeners on shore, this eases the strain of moving equipment on and off the island. Lawn mower, chipper-mulcher, tree saws, shovels, picks, blowers, tillers, and tools.

Spare parts. Large inventory of irrigation and pier parts. Bruce hardwood flooring. Comprises the entire main floor.

Recessed lighting & skylight. The large kitchen skylight opens for ventilation. Vaulted living room ceiling. Includes recessed lighting over the stone hearth and over the dining area.

Generous and cozy basement. Approximately 34' x 32' with 8' ceiling. Many options for bedrooms and storage. A full bath is part of this very dry basement.
