Silly Cay, Turks and Caicos

The phrase is a siren’s song to potential purchasers of real estate. Who could resist the chance to live beside a body of water, privy to the ever-changing reflections of clouds on its surface and sunsets on its horizon? Who wouldn’t enjoy hearing the soothing symphony of waves coming ashore or knowing that their boat floats peacefully nearby?

The project is description is based on an update interview with Times of the Islands.

Property owners in Silly Creek Estate and Marina Club, Providenciales idyllic upscale residential development, have a unique opportunity to enjoy water frontage in more ways than one in the 3 phases of the project. Lots are located on a 46 acre peninsula, the tip of the peninsula being cut off by a new canal to create an attached virtual island of close to 3 acres (Emerald Cay), plus the third phase, an island called Silly Cay, comprising an additional 11 acres. All located on the Provo’s southern shore, bordered on one side by the sea and on the other by the easternmost end of Silly Creek. A central roadway winding through the peninsula creates a natural property divide between ocean side and bay side plots, with the entire development boasting three miles of water frontage, permitting all lots to be waterfront.

Ocean side lots are on the lee side of Provo, they also have magnificent views of the sea’s vast expanse, contoured in the distance by the jutting point of Southwest Harbour Bluff, hump shaped Turtle Rock (a snorkeler’s paradise), multi-coloured sunsets and on those clear calm days, the shadow of West Caicos (a scuba diver’s haven with a 5,000 foot coral wall) on the horizon, only 12 minutes away. Smaller bay side lots front a 107 acre natural harbour or creek, sheltered by high rocky bluffs on the opposite shore.

The property was designed to permit owners to purchase cross lots, with the main residence built on the ocean side and a guest house or boat house, with private dock, occupying the bay side section.

The project’s founder describes the objective of the development plan, “We’re not just selling lots, we’re selling the concept of an elegantly, pristine, naturally gated community. And because the area is envelop and surrounded by 3500 acres of every hue of turquoise as Chalk Sound national park.”

The developers’ wise, planed approach and meticulous attention to detail is apparent from the very early stages of the project in 1995. The sinuous main road was created to be as unobtrusive as possible, with each bend designed to protect a special feature of the site and its natural vegetation. Lots were not created in typical straight lines, but divided according to the land’s and coast’s natural contours and special features. This has given each lot a unique character, defined, for example, by a high ridge, a beach or private cove.

The creek side land features small bays and inlets; each lot is designed with an area to dock a boat. (The harbour is the island’s only natural hurricane hole.) As part of the project, a deep channel was cut on the western end of the peninsula, permitting the creation of a marina to be used to service Silly Cay and convert the tip of the peninsula into an island (now called Emerald Cay). The cut also opens the access to the harbour/creek to larger boats. Silly Creek Estate property owners enjoy private use of the cut/channel via a remote controlled swing bridge, the first mechanical bridge in the Turks & Caicos!

Future plans for Silly Cay have focus on developing support facilities to round out the last phase of the Master Plan. Purchasers have acquired 95% of the first 2 phases of the project. After much planning work, prep work for the Marina, installation of services at the land based Marina by the Swing Bridge and official survey work the last phase is now available. This is phase III and is Silly Cay with its accompanying land based 2 lots for a marina, reception, parking and service (0.6 acres) area (lot 60400/149 & 228).

Attached is the “Location and Accessibility” Drawing with imbedded photos of the Island “Silly Cay”. A drawing of its land based “Parking Marina rendering” is also attached. This Marina area is intended as the reception and service area for Silly Cay. The Marina area is composed of 2 lots; they are numbered 23a and 23b on the Silly Creek Estate and Marina “West Subdivision plan”. Also attached is a subdivision plan of Silly Cay including a chart showing areas and water frontage.

The elevated area of the Cay is just under 11 acres, the balance is preserved submerged ocean area. It is located 325 yard to the west of Emerald Cay cut. It has over 4000 feet of water frontage, 7 beaches, and nice high land with wonderful sunset views.

The Master plan for Silly Cay is to create a perfect eco-hideaway for a family and friends or develop it into one or more lots, for sale or rentals, a multifunctional beach club with a restaurant, pool house, sports facilities etc… and as required other amenities and infrastructure to support a community including one or more docks. They could travel by amphibious cars (see Terrawind.com Hydra spyder or Watercar.com)

Silly Cay is for sale with two additional land based lots (numbered 23a and 23b) these have been excavated and are to serve Silly Cay as its marina of up to 12 boats, an amphibious car ramp, reception, parking lot and service area. They are only a 1000 feet sheltered boat ride away. These lots (0.6 acres together with 500 feet of water frontage) are situated at the swing bridge serving Emerald Cay. The design of the Lots improvements are intended to match the elegant marina sea walls and landscaping work of the neighbor across the bridge on Emerald Cay and could be customised to the buyer’s taste. Part of lot 23a is located on Emerald Cay, it has already been walled and landscaped; it is part of the sale and includes +/-5% of the land of Emerald Cay.

If acquired with the neighboring Emerald Cay the 2 properties could be combined to form a project featuring formal accommodation and reception on Emerald Cay plus natural beaches and a more laidback more eco-friendly Caribbean beach club and sports facilities (tennis, water, kayak, plus an one kilometer nature jogging trail) on Silly Cay. By doing so it would round off Emerald Cay perfectly.
