BoiPeba Island, Brazil

A 9,000,000 square meter (10,763,910.42 sq. yard) Eco-Resort is planned for the Island of Boipeba along the Dende Coast south of Salvador Bahia. The Resort is to be built with a beachfront on one of the most beautiful beaches in Brazil. The property is an excellent deal at R$2.25 per sq. meter, for a total of R$20,250 000, or US $10.3M.

An eco-resort is planned following the guidelines set forth by:

  • IBAMA (Brazilian Environmental and Wildlife Protection Agency)
  • SEMARH (Brazilian Wetlands Protection Agency)

Location and Access

  • 35 nautical miles from Salvador by water.
  • BA001 affords access to the area after a 60 minute drive (108 kilometers) from the Ilha Itaparica Bridge to Valença.
  • 15 minute flight by small plane from Salvador International Airport

Infrastructure

Fishing village with electricity, treated water, cell phone coverage, land line telephone service, television reception.

All transportation on the island is handled by farm tractor or donkey.

Accolades

  • Inter-American Development Bank in a 1993 study for the Governors of the Northeast Region of Brazil has cited this area as one of the most promising areas of the world for investments in tourism.The returns would be great for just a little expenditure on infrastructure.
  • The magazine, Revista Caminhos da Terra, specializing in eco-tourism, in the January 1996 praised the area by choosing the area for having one of the top ten beaches in Brazil.
  • The magazine Veja, December 1997, in an interview with the head of Brazil's Space Agency the area is praised as having a perfect combination of weather and eco-attractions.
  • There is excellent tourism potential in the beaches with alot of sun, Transparent waters, absence of pollution, along with the expanse, and color of the sand. Additionally there are small waves, year-round warm temperatures, and weak winds. With all of this considered Boipeba is truly a paradise on earth.
  • The magazine Revista Caminhos da Terra, in December 1996, in a critique of Brazil's beaches constantly refers to the Islands of Tinhare (Morro de Sao Paulo) and Boipeba (location of the project) as the standard by which all of Brazil's beaches must be measured by.
  • The author states that there is no rival for these areas along the whole coast of Brazil. In the article they also mention the historic value of the area as a haven for pirates and a staging area for the Dutch in their assault on Salvador.

ECO-RESORT on Boipeba

The resort is planned with preservation in mind. Preservation of the reefs, mangroves, and the indigenous "mata atlantico" forest.This also includes the human population.

The plan is to use modular housing amply spaced to construct this resort without harming the small fishing village.

The location is Bainema, east coast of the Island, Ilha de Boipeba, southern coast of Bahia, the municipality of Cairu, region known as the Dende Coast, Costa do Dendê, an area of preservation.

The ranch, fazenda Bainema, that carries the name of the beach is a coconut plantation, tropical forest,plantation of piaçava, dende palm plantation, and 300 hectares of mata atlantica totaling 7,200,000 square meters.There is the possibility to buy an additional lot to bring the total to the stated 9,000,000 square meters.

This area carries the Preservation classifications:

  • ZOR (zona de ocupação rarefeita),zone of low density occupation
  • ZT(E) (zona turística especial),zone of special tourism
  • ZPR (zona de proteção rigorosa),zone of rigorous protection
  • ZPVS (zona de proteção da vida silvestre),zone of wildlife protection
  • ZME (zona de manejo especial),zone of special mangroves
  • ZOM (zona de orla marítima),zone of maritime protection
  • ZPV(E) ( zona de proteção visual especial),zone of special visual protection
  • ZAG (zona agrícola)agricultural zone

Permitted Uses

Single family or multifamily homes– minimum lot size 3,000 meters squared

Tourism minimum lot = 20,000 meters squared

Maximum density = 250 square meters per inhabitant

Most of the classifications adhere to the specs above.

RESORT

The resort has plans to use the different protection classifications as a guide to strategically implement the planned attractions and structures of the resort.

Although the fishing village has utilities, the resort would be self sustaining utilizing the current eco-friendly technologies including solar power and composting.

There will be substantial recreational opportunities besides the traditional eco-tourism possibilities with the addition of a soccer field, tennis courts, and golf course.

The resort plans are independent of the property in that the new owners need not adopt the resort's pre-existing development plan to purchase the property.
