Legal Description

The property is legally described as follows: All of sections Nineteen (19) and Twenty (20) in Township Thirty (30) North of Range Twenty-Five (25) East, except that part owned by the United States Government containing 0.79 acres, said land being known as Green Island in the waters of Green Bay, Marinette Country, Wisconsin.

Location

The island is located approximately 5 miles East of Marinette, Wisconsin and 10 miles West of Egg Harbor in Door Country. Navigational charts show that the property has a latitude of 40 degrees 04' North and a longitude of 87 degrees 30' West.

Green Island is easily accessible from Minneapolis, Minnesota, Chicago, Illinois and Milwaukee, Wisconsin. Egg Harbor, Fish Creek, Sister Bay, Washington Island, Chambers Island, Sturgeon Bay and Ephriam, which are all located in Door Country are within a distance of nine to twenty miles. Green Bay, Wisconsin is approximately 40 miles to the south of the island.

The island is generally level and the entire parcel is gravel soil.

There is no drilled well or septic system.

Description of Improvements

The site had an old, two-story building that was used as a lighthouse for many years. Only the foundation of this building remains, contributing no value to the subject property.

There is, also, a steel windmill-type structure that is used by the U.S. Government as a beacon for the sole purpose of guiding ships and boat traffic in the waters of Green Bay. This structure is located on U.S. Government land.
