Wavi Island, Fiji

Wavi Island is a 27-acre freehold island located in the beautiful Fiji Islands and is an excellent investment property. It is 250 metres off of Fiji’s second largest island, Vanua Levu. The current owners/developers of Wavi Island are in the process of building a road bridge (the longest in Fiji) from Vanua Levu to Wavi Island.

To get to Wavi Island, one would fly to Fiji’s International airport at Nadi, take an island-hopper plane to Savusavu airport (on Vanua Levu), and drive 10 minutes east along the coast until you reach the bridge to Wavi Island.

Wavi is a leisurely 15 minute drive southeast of the picturesque historic Savusavu Town (known as Fiji’s hidden paradise). Savusavu Town is home to a quaint yacht club and a couple of restaurants and bars. More dining options are available at surrounding resorts. Savusavu Town also hosts a bank, post office and grocery stores.

Improvements to Wavi island include:

1) A 3-bedroom, 2.5 bathroom villa with a horizon-edge swimming pool looking out over the sea 2) A 435 metre, 12-tonne access bridge linking the mainland of Vanua Levu to Wavi Island (the longest bridge in Fiji) 3) A fitness and health pavilion 4) An unpaved, hard base, ring road 5) Lake creation 6) Environmental impact studies are completed and all development works requested approved in accordance with the studies recommendations by the Fiji Islands Department of Environment. 7) Most planning applications are approved.

An application for the subdivision of 21 oceanfront lots on Wavi has been submitted to the Fiji Islands government. When approved, the new owner of Wavi Island would have the ability to sell freehold lots on the island.

The owners/developers intend to make a second round of improvements to Wavi Island. These include:

1) Services - water, power, telecommunications, etc. These works have been priced and orders are soon to be let with completion by June 2005. 2) Common area landscaping 3) Pool and bar (near Lake area) 4) Tennis court 5) Day beds 6) Beach enhancement works 7) Lagoon deepening works and jetty construction 8) Top dressing of all lots and some cutting and filling 9) Amenities building

If Wavi is purchased in its current state of development, before the completion of the secondary improvements listed above, it will be offered at US $8 Million. If sold after the completion of the secondary improvements, the listing price is US $10 Million.

The Island is owned by Wavi Island Corporation, a company duly incorporated in the BVI. As such, the purchaser would be buying the shares of the company and thereby avoid land tax, stamp duties, etc and gain the advantages of BVI tax laws if they were to complete the development.
