This pristine island is nestled in the splendid Laurentian mountains of Quebec, Canada and is 30 minutes north of the world renowned Mont Tremblant Ski and Summer Resort. Located in the quant community of Nominingue, Quebec, the 67 acre island is at the heart of a lake called Lac des Grandes Baies. A large portion of this diverse lake falls within a protected wildlife reserve known as the Papineau-Labelle Wildlife Reserve. It’s an extremely rare location especially for those prioritizing tranquility, diverse nature and precious wildlife.

Acquiring land on this lake is a patient process and has resulted in a dramatic increase in the demand for suitable building lots. Adding to the uniqueness of this offering is the fact that there are very few island properties available for sale across the province of Quebec, let alone in areas as distinct as this. Islands introduced to the market often have severe building restrictions that limit the type and size of construction. In other cases, one or more variables present challenges that most people are not comfortable dealing with (required amenities, access, or cost of infrastructure). When acquired in 2012, zoning guidelines stipulated that only one home could be built on the 64 acres of land purchased. Only a tiny portion of the entire island (perhaps 3%) was already owned by a family that had passed the land down from generation to generation. From 2012 onwards, an extensive investment of time, energy and money was placed towards ensuring the right to build multiple homes. The owner hired a team of urban specialists, biologists and other professionals to undergo the process of preparing a proposition for the division into multiple lots. After presenting numerous plans, biological, topographical and supporting studies, the right to build up to 12 new homes was officially granted. Land surveyors were then mandated to create the legal cadastral plan which clearly depicted the 12 separate lots and their respective sizes. According to the current lot division, there are 12 generously sized lots of over 5 acres (200,000 square feet or 20,000 square meters) that may accommodate new home constructions.

Ownership on this island grants legal access to a private owner’s boat launch and lakeside beach area with dock. There is plenty of parking for numerous vehicles and watercraft as well as guests. The private owner’s access point is perfectly flat and allows you to drive up, park your vehicle directly beside the dock, and within less than one minute (350 meters distance) you’re on the island enjoying your home.

Regarding essential services to power your home, it has been confirmed in writing by the provincial hydro supplier that electricity may be brought to the island for those wishing to build a home that is not “off the grid.” Similarly, septic and water supply systems are easily added to suit your needs. Current zoning allows for flexible building plans regardless of home size. The goal is to offer affordable options for construction. As an example, you may build a home as small as 55 square meters in size (less than 600 square feet) or elect to build something larger in size to meet your personal preference.

The current owner has numerous building designs available for interested buyers to consider and has already developed a great relationship with a top local builder. The possibility of purchasing a home “Clé en Main” is also available. The current owner lives in close proximity to the island and will gladly facilitate in whatever is required to make purchasing and building your dream home a reality.
