Carbonera Island, Italy

The island of Carbonera is located in Venice's North Lagoon (Laguna Nord), halfway between Marco Polo airport at Tessera and the island of Murano.

It is a former Battery which was part of a defence line between Venice and the Mestre mainland. This aligned seven polygonal batteries (which later became eight): Fisolo, Campana, Ex Poveglia and, lastly, Trezze in the South Lagoon, and Campalto, Tessera, Carbonera, and Buel dei Lavo or Batteria San Marco in the central and north lagoon.

There is a possibibility of a joint venture with private equity finance for the right proposition fully researched and planned.

Venice

Venice, a regional and provincial capital, lies in an archipelago of small islands in the middle of the waters of the Venetian lagoon. One of these is the island of Carbonera, 2 km from the mainland where Marco Polo airport is located and 2 km from Santa Lucia railway station and St. Mark's Square.

The uniqueness of its position, its glorious atmosphere, the fantastic beauty of the marble monuments reflected in the waters, and the wealth of its artistic heritage, make it a unique city and one of the most famous destinations in the world for international tourists.

With nearby modern Marghera and Mestre, Venice has a thriving economy thanks to tourism, a multitude of crafts, and port and commercial activities as well as cultural and educational enterprises.

The island of Carbonera

The island of Carbonera lies on a piece of land measuring 9300 mē with a semicircular form. Its buildings, with their well-defined geometrical lines and neat architectural appearance, and with their main frontage a few steps from the water, are not of historical and artistic interest and are not subject to rigorous planning constraints.

The three buildings aligned on the main frontage are surrounded by lush vegetation and gardens. The central building is the main villa which has two side buildings 30 metres away, one being a house and the other a storage shed with facilities for a small dock.

Overall, the buildings, typical of classical plain Venetian architecture without historical stylistic features, are in a neglected condition. All the structures have plaster-faced brickwork, and are without floors, internal and external doors and window frames.

Carbonera is not classified in the urban development plan of Venice and therefore extensions of the existing buildings are not permitted, but simply the restoration of the existing ones.

The island is recorded in the Burano section of the land registry on sheet 21, cadastral maps 5 and 6, ground floor cat. A/3, cl. 1, 16.5 rooms, cadastral rent 1848 and cadastral map 7, ground floor cat. A/4, cl. 1, rooms 5, cadastral rent 440, while the land is on sheet 21, cadastral maps 5, 6, 7 with a cadastral area of 45 ares and 70 centares.

The main villa is on two floors as well as the attic. The ground floor 135 mē + 55 mē portico. The first floor is 190 mē. The attic floor 135 mē + 55 mē terrace.

The house is on a single floor and is 128 mē.

The annex shed consists of a single floor as well as the attic. The ground floor is 105 mē. The attic floor is 105 mē.
