                                      I'm curious to see what some of you think about the current market and where we are heading.  I am an &lt;a href=&quot;http://www.northcaptiva.net&quot; target=&quot;_blank&quot; class=&quot;postlink&quot;&gt;island real estate broker&lt;/a&gt; in Florida and here is what I see:&lt;br /&gt;
&lt;br /&gt;
1) Prices have come down so far that buyer demand has really picked up substantially.  I am on track to having one of my best years ever - maybe better than the boom years 5 years ago.  As much as I would like to believe that people are just finally discovering my beautiful unknown gem of an island, buying pressure on the mainland here is impressive.  All my real estate agent friends there are reporting 8-10 bidders on each of the best deals.  My market may be tightening up on prices, too.  Now that many of the best properties have sold, it is getting really hard to find comparable replacements for the buyers who were too slow (a sign prices are starting to turn upward?).  My agent friends on the mainland are currently seeing the same in various market segments. &lt;br /&gt;
&lt;br /&gt;
2) On the flip side, I deal with lots of different banks with my short sale listings.  Many of these banks have seen short sale submissions triple in just the last few months...  meaning we could have another huge wave of foreclosures coming by next year. &lt;br /&gt;

Will this coming increase in foreclosure supply cause a double dip in the market or will the very strong buyer demand soak up that supply?</description>

                                      How far is the nearest beach resort to Genoa? I am planning to go on a holiday to the Italian Riviera. All flights go to Genoa, so I was wondering what is the nearest beach resort to Genoa, as I know it is a port city and there are no beaches there. And how do I get to that nearest beach? Although not being the nearest I actually had San Remo in mind. Please advise. Thank you.</description>

Seriously though, that works out at just under €80,000 per acre, which isn't too bad considering it's only 6km from an international airport, and 5km from the city.</description>

                                      I looked at those. It is quite a bit of work because you have to construct the concrete into the ground to make them stay. Also if there are storms etc it is very exposed being there out in the sea, erosion etc and if you're worried about trespassers when you aren't there it is a very obvious sign you inhabit the island as they are not at all hidden away but they do look good and I have not entirely ruled it out if I ever build on mine.</description>

Not yet but this year for sure.&lt;br /&gt;
90 days uninterupted.&lt;br /&gt;
The project, as I was saying, was picked up for the USVI but the company had heavy backings by banks and after the credit debacle, fell apart.&lt;br /&gt;
&lt;br /&gt;
But I have the crew ready to build now and are looking for a location outside of Govt regulations.&lt;br /&gt;
&lt;br /&gt;
Rod, this is a part of a bigger plan and this will be the start of many.&lt;br /&gt;
I have interest from The Perry Institute, Mote as well as tourism resorts. But first the prototype.&lt;br /&gt;
&lt;br /&gt;
Early next year I'll be building them modular so they can be connected.&lt;br /&gt;
Form concrete also makes them affordable.&lt;br /&gt;
&lt;br /&gt;

                                      Speaking as a US resident, fractional ownership (that is time share, right?) gets my vote.  Thailand is far away and I'd get nervous about sub-renting to vacationers or leaving the place empty for most of the year.</description>

Once the natural island sinks though, it's considered part of the seabed, so anything build on it would have the same status as a man-made island, or an offshore oil platform. Independence would be impossible.</description>
