This is a 30 acre+ peninsula for a 99 year lease in the Republic of Palau, Micronesia. With nearly a mile of coast line the property features several private beaches, rocky coastline overlooking the pacific, a freshwater swimming hole, and natural beauty.

FLORA AND FAUNA

The property is situated on a limestone island with typical Pacific island forest including Australian Pine, Coconut, Beetlenut, Mangroves, and various types of shrubs. Palau has no deadly fauna which has been designated an Important Bird Area (IBA) by BirdLife International because it supports populations of most of Palau's endemic birds, including Micronesian megapodes, Palau ground doves, and many more. Other fauna includes lizards, non venomous snakes, fruit bats, and land crabs. The rich waters ar home to nearly every warm water species imaginable including turtles, Duogongs (manatee), rays, sharks, fish, etc.

TOPOGRAPHY

This is a relatively flat peninsula with rocky limestone coast on the East and lagoon beaches on the west. A brackish water swimming hole lies in the middle of the property. The climate is mild all year long ranging from 77 to 84 f. 80% humidity.

HISTORY AND CULTURE

Peleliu island is a coral island of about 19.5 Km with a rich traditional and modern history. The island is speckled with remnants of traditional culture, German mining and WWII artifacts. There is always something new to explore. The sustained population is about 300 with a small town consisting of a marina, several stores and hotels, landing strip, tour and dive companies, churches, infirmary and government buildings. 24-hour power is supplied by the national utilities company. Surrounding Peleliu is the famous Rock Islands including Blue Corner dive site, world class deep see fishing, casting and flats fishing. Pristine beaches and few tourists.
The Palauan culture is based on a matrilineal society with a strong focus on family, fishing and the environment.

GETTING THERE

Travel to the main island and city of Koror from Peleliu is approximately 45 minutes by boat in the lagoon or 15 minutes by plane to the national airport. Travel time to Palau internationally is: Guam 2 hours; Taiwan 3 hours; Brisbane Australia; 4 hours, Philippines 4 hours, japan 4 hours, Hawaii 10 hours, US Mainland 18 hours; Central Asia 12 hours; Central Europe 18 hours.

FUTURE DEVELOPMENT

This is a true diamond in the rough. Current efforts to clear the underlying shrubs are beginning to reveal amazing views and beaches. Utilizing local labor this property could be manicured into a stunning estate or managed to create a natural wonderland. Working with Peleliu State for permitting has proven to be simple and easy with the only involvement from the national government is to require an Earth Moving Permit. There are no building codes in Palau which allows the developers mind to explore all possibilities.
