A piece of jewel within the heart of the Gulf Islands, Sear Island is a 28-acre flat top island. It is only 15 minutes away by sea plane from city of Vancouver. The main features of this paradise are as below:

For the golf enthusiast, there is the beautiful course of Gabriola Gulf and Country Club on Hoggen Lake on Gabriola Island, some 10 minutes by car from Silva Bay.

- Retire from the livelihood of Silva Bay on the north end of Sear island and enjoy the quiet ride on your golf cart or a leisure walk on a 900 yard gravelled driveway southward through a majestic, park like old growth forest and find complete serenity in the main or guest house on the south or east of the island with breathtaking, panoramic views of the Sunshine Coast, the snow capped Coast mountains, the city of Vancouver, Mount Baker, and the U.S. coast.

Improvements

The House 

This is a luxurious two storey 3,040 sq. ft main house at the south end in absolute privacy. The house has a large living and dining room with a roman travertine marble fireplace and a 180 degree panorama view as described earlier, a fully equipped top of the line modern kitchen, including fridge, freezer, ice machine, dishwasher, jenn-air stove, washer, dryer, etc., 5 bedrooms, 2 baths and 1 powder room, all with bidet, large games room, food storage room with additional freezer, a glass enclosed, and a partially glass covered patio off the kitchen.

The Cabin

This is a 1,000 sq. ft. 2 storey guest house, located in one of the several bays on the island's east side some 400 yards north of the main house, again in complete privacy (e.g. not exposed to any other structure on or anywhere outside of the island).  The Cabin features a spacious dining/ living area with wood stove (w/glass door), an open kitchen with fridge, stove and cedar cabinets.  A storage room contains wall shelving and hot water tank. There are 4 bedrooms, 1 bathroom with shower and sink and 1 washroom with bidet. There is a large sun deck off the living/dining room with bench-railing affording a panorama view as the main house.

Other facilities and equipment

- The island and all its buildings are fully serviced by B.C. Hydro via submarine sea cable from Gabriola Island. Power and B.C. telephone lines on the island are under ground on lot 2 and overhead on lot 1

- 16,000 volt transformer

- Unlimited, first quality fresh water supply by way of two interchangeable water systems

- Extensive heavy duty concrete floats with aluminium walkway ramp, featuring a float-plane dock with lift (electric winch) as well as fully protected moorage space for a 80’ yacht; a 24’ fishing or ski boat, a 16’ motor boat and two roll boats. The dock also features a fish cleaning double sink and is fully serviced with power and both water systems

- Spacious hanger housing workshop, tools and material storage, fishing gears, 2 stainless steel water storage tanks, sink, stove, fridge, washer and dryer, and freezer, 24’fish/ski boat, a tractor and a golf cart. The hanger features two large sliding gates on either side to facilitating easiest accessibility

- A telephone is installed in the hanger

- Reinforced concrete boat and amphibian plane launching ramp

- Two water houses with four 4000-galon water tanks for unlimited fresh water supply for the entire island.

Future Development Potential

The island is divided into two lots. Each lot is permitted to build a house (size is unrestricted) and a cabin (no more than 1000 sft.). There are currently two housing units on the island, a house and a cabin. Therefore there is great development potential to build one more house and one more cabin.
