This property is 1 hour from Managua's International Airport on the Old Leon Highway. Then west to the fishing village of El Transito on the coast. The next half hour south is on the road to the Monte Cristo development which is just north of the property.

There are 5 beach homes on the Monte Cristo property. Water and electricity could be extended there to the coastal island. Or go off grid. Plenty of sun for solar, wind power from the ocean breeze and fresh water from the river. The beach front property is surrounded by a river, bay and the ocean. Build more homes on this island or just one big house for yourself.

This is a one of a kind 43 acre island because it also includes a 133 acre mainland. For a total of 176 acres. Both property's are very private and secure. The mainland would be an ideal investment for homes. They could be built with canals leading out to the river, bay and ocean inlet. The homes with this water access would mean year round boating, sailing or big game fishing for Blue Marlin.

The only developmental restriction is 50 meters on the beach which has been set aside for the public. With permission from the government a Port designation could be obtained from the government. This would qualify for a yacht club and marina.

There are no existing structures on the property. The property has been left clean so there aren't any outdated structures. This allows someone to build whatever they want on the property. On the island the Laboratory of Soils and Materials of Construction (SUMACSA) did a drilling survey. Their study's conclusion was that the island's sub surface was strong enough to support condos or a resort hotel.

The Nicaraguan Ministry of Tourism (INTUR) states that the Tourism Incentive Law of 1999/306, provides incentives and benefits for investments in lodging, food and beverages, tour operators, surface transportation of tourists, and airlines, among others. Taxes can be waived for a period of 10 years for these investments. When the current owner bought the property he purchased title insurance from First American Title. This property is ready to go for a single family home estate or a hotel development.

With the property being so centrally located from the Capital there is plenty of entertainment, tourist attractions and nature park preserves of the country nearby. Vice versa being the closest beach from the Capital many people would flock there for a developed resort, seafood resturant and casino. Also good surfing at this location because sand from the river makes the beach shallower and the waves rolling in bigger.

Magnificent miles of views of a secluded natural coastline beach and ocean. Also romantic breathtaking sunsets are a sight to be seen and owned with the purchase of this property.
