The community: Oil Nut Bay is the vision of developer David V. Johnson of Victor International, who brings more than 40 years of experience and over 40 master-planned communities to the project he now calls home. Across 15 low-density neighbourhoods there are 140 homesites ranging from 0.56 to 27.8 acres, with 51 villas and suites built to date, every residence single-family. More than $168 million has been invested in infrastructure and amenities, and half of the 400 acres is preserved as green space.

Ownership: Homesites are currently offered from $2.95 million to $29.5 million, and custom villas of one to six bedrooms from $3.25 million to $32.5 million, all freehold. Ownership is supported by full-service in-house construction, property management, and rental management teams. International buyers purchase with a Non-Belonger Land Holding License; the British Virgin Islands levies a one-time 12 percent stamp duty, no income tax, and minimal annual property tax, with mortgages available and eligibility for BVI residency.

Amenities: The Beach Club is the social heart of the community, with three pools, a swim-up bar, and white sand beach access. Dining spans the overwater Nova restaurant and lounge, a second restaurant, the Marina Market and coffee shop, and private in-villa chefs. The Marina Village anchors a 101-slip deep-water marina accommodating yachts up to 130 feet. Wellness is centred on the overwater Sundara Spa and Studio and a fully equipped wellness centre. Families have the Nut House Kids Club, a Nature Center, and the Rescue Barn, and the activities program runs from tennis and pickleball to a full watersports team offering diving, snorkelling, sailing, kiteboarding, and sunset cruises.

Sustainability: The community operates on solar-assisted power and desalinated water, with all utilities run underground and 50 percent of the land preserved as open green space, so the natural landscape remains the dominant feature.

Access: Oil Nut Bay is reached only by boat or helicopter, which keeps it exceptionally private and secure. Commercial flights from Miami reach Tortola in about 2.5 hours, followed by a 30-minute private boat ride; private jets also serve Tortola, and helicopter charters fly directly from St. Thomas, San Juan, St. Barths, and St. Martin to the community's international heliport, which offers on-site customs and immigration.
