Welcome to Private Islands Online. This website is owned and operated by Private Islands Inc. By accessing our website, subscribing to our membership, or utilizing our services, you agree to be bound by the following Terms and Conditions. These terms are designed to protect the integrity of our global marketplace and define the relationship between the platform, our members, and the property representatives.
1. Nature of Service
Private Islands Inc. is a global marketing platform, media publisher, and private membership club. We provide lead generation, advertising, and educational resources related to the private island market through the Private Islands Online website.
We are not a licensed real estate brokerage and do not act as a fiduciary or legal representative for any party in a transaction. We do not participate in the negotiation, escrow, or closing of real estate sales. All transactions are conducted directly between the user and the respective owner or locally licensed real estate professional.
2. Marketing and Referral Model
Our platform is compensated through advertising fees and standardized marketing referral fees. We facilitate professional introductions between interested parties and property representatives.
The payment of any success-based referral fee is a contractual obligation between Private Islands Inc. and the representing owner or broker and does not create a financial obligation for the buyer.
3. Explorer Membership and The Black Book
The Explorer Membership is a private subscription service. Members receive access to proprietary market intelligence, including the Black Book and the Island Navigator. Information within the Black Book is curated from market research, historical records, and proprietary data.
It is provided for the private educational use of members and does not constitute a public listing. Members agree to maintain the confidentiality of this data. Any unauthorized distribution, reproduction, or public disclosure of Black Book intelligence is a breach of these terms and may result in immediate termination of membership without refund.
4. Membership Fees and Commitment
Explorer Membership requires a three-month minimum commitment. This upfront fee covers the administrative costs of lead vetting, the fulfillment of Private Islands Magazine, and the maintenance of the private data environment. Membership fees are non-refundable after the first 24 hours of enrollment.
5. Educational Content and Master Class
The Private Island Buyer’s Guide, the Island Buying Master Class videos, and all related editorial content are provided for informational purposes only. They do not constitute legal, financial, environmental, or engineering advice.
Every island purchase is a unique transaction subject to local sovereign laws. Users are strictly advised to engage independent, locally qualified legal and technical counsel before entering into any binding agreement.
6. Visual Representations and Media Integrity
Private Islands Inc. utilizes a variety of media to showcase the potential and current state of global island assets. This includes historical photography, current owner-provided images, and AI-enhanced or conceptual visualizations.
AI & Conceptual Media: Where indicated, certain listings utilize AI-generated imagery to demonstrate development potential (e.g., "Before and After" concepts). These are strictly artistic interpretations and do not represent guaranteed outcomes.
Image Accuracy & Site Visits: Environmental conditions (such as beach topography, foliage, and water clarity) are subject to natural change. Owner-provided photography may not reflect the most recent state of the asset.
Verification Requirement: All visual media is for illustrative purposes only. It is the sole responsibility of the Buyer to verify the current physical condition and structures of an island through a personal site visit and professional survey prior to any transaction.
7. Limitation of Liability
Private Islands Inc. strives for accuracy but does not warrant the completeness or reliability of any listing data, including prices, acreage, or availability. All information is subject to change without notice.
We are not liable for any errors, omissions, or misrepresentations made by third-party owners or brokers. We are not responsible for any disputes, losses, or damages arising from a user’s engagement with a third-party property representative.
8. Jurisdiction
These terms are governed by the laws of the Province of Ontario, Canada. In this jurisdiction, our services are strictly limited to advertising and the facilitation of professional referrals. We do not engage in the practice of trading in real estate as defined by local regulatory bodies.
