A 4’500 sq ft contemporary cottage sensitively designed by Kräg Design, UK is situated on the south shore with uninterrupted views over the water for six miles.  Looking across the lake toward crown land on the far shore of the lake there are no neighbours in sight.  The cottage has been designed to maximise environmental and solar factors: a living green roof provides natural insulation year round and coupled with shade from the trees and the fenestration being aligned to solar positioning, the house is naturally cool in the summer with no need for air conditioning.  Conversely, capturing solar gain in the winter through the huge windows the house receives radiant warmth through the seasonally leafless deciduous trees.  The planted roof also acts as a wildlife garden giving elevated sight lines across the lake, a serene place to sit on a summers day.

The 8 feet high windows open to spectacular views both on to the lake and also back to the interior of the island. Nestled among the oaks and lime trees the cottage is even concealed from the water.  Due to the offshore reefs only shallow boats can access the island so traffic is at an absolute minimum. This must surely be one of the quietest and least interrupted islands available, well worth the short distance beyond the more densely populated ‘cottage country’.  The current owner flies in on a water plane from Toronto directly to the dock, however there are commercial flights to North Bay which is only a 25 minute drive away to the marina. Toronto is 3 ½ hours away.

A small private sandy swimming beach allows easy access in to the water and there are a series of rocky promontories surrounding the perimeter for exploring.  3/4 of the island is registered by the current owner with the Ministry of Natural Resources as a Provincially Significant Wetland, designated as a Nature Reserve. As well as the environmental benefits, this also means the land is tax exempt.

The cottage is nearly completed with the owner selling due to relocating to Europe. It requires only electrical terminations and plumbing. There is a bunkie on the north shore of the island as well as planning permission for a sleep cabin on Bear Island (a 4 acre island linked to the main property by a causeway) which would be perfect for visiting friends and family.

While the island is idyllically situated it doesn’t lack for logistics with a few marinas on the Sturgeon River to choose from offering easy access to the island. Sturgeon Falls has shops and hardware stores as well as dentist, doctor, and veterinarian as well as a curling arena, and a leisure centre with a public swimming pool. North Bay is only a 25 minute drive to additional amenities including a hospital.
