Zizanj Island

Zizanj Island represents the "Robinson Crusoe" spirit of Croatia, refined for the modern traveler. The island has no settlements, no cars, and no public roads, creating an atmosphere of total immersion in the Dalmatian landscape. The primary estate, Villa Zizanj, is a modern seafront sanctuary built with traditional stone and wood, nestled within a massive organic olive grove that produces its own world-class oil. Guests can spend their days snorkeling in the crystalline waters of the private 580m beach or helping the owners with the harvest during the "Olive Picking" festivals. It is a destination that celebrates the "slow life," where the only schedule is dictated by the sun setting over the neighboring Kornati islands.

Accommodations & Design The estate consists of a large, semi-detached villa (280 sqm) that can function as one massive residence or two private wings.

Layout: Features 5 spacious double bedrooms (3 with en-suite bathrooms) and 4 total bathrooms. The villa contains two fully equipped kitchens (one modern dark wood, one lighter Mediterranean style) and two separate living rooms.

Aesthetic: A blend of rustic Dalmatian stonework and modern minimalism. Floor-to-ceiling glass doors open onto 300 sqm of stone terraces, ensuring the sea is visible from every room.

Comfort: Despite the remote location, the villa is equipped with underfloor heating/cooling, making it a viable year-round retreat.

Amenities & Inclusions The villa is engineered for high-end self-sufficiency:

Utilities: Powered by a 5.7 kW solar system with a 33 kWh backup generator. Water is sourced from a 200,000-liter rainwater tank and an on-site desalinator.

Infinity Pool: A 40 sqm salt-water infinity pool sits on the terrace overlooking the Adriatic. A large stone BBQ area is positioned nearby for al fresco dining.

Marine Facilities: Two private piers for boat moorings (accommodating different wind directions). Rental boats with skippers can be arranged for trips to the nearby National Parks.

Connectivity: While the island is remote, Wi-Fi is provided via a 4G/5G mobile router.

How Private Is This Island? Privacy at Zizanj is profound but "wild." While there are a few other small fisherman cottages scattered across the 1 sq km island, the 47,500 sqm estate occupies its own cape, ensuring that no other buildings are within prying distance. There is no public ferry service; access is strictly by private boat, and your arrival/departure transfers from Biograd are included in the stay. For high-profile guests, the island offers a secure, unscripted environment where the lack of infrastructure serves as a natural barrier to the outside world.
